LTS offers great locations throughout the entire five-county Pocono region. Our territory is 2,500 square miles.

Can I live in the Poconos and work in the City?

Yes. Many of our communities provide a reasonable commute to the NYC metro area. Buses run from the Poconos to NYC daily. On an average it takes around 90 minutes to NYC,and around 60 minutes to the Philadelphia area depending upon your region.

What is the job market like in the Poconos?

How much are the real estate taxes?

Real estate taxes vary based on the location in which you choose to build. Taxes vary by township and are calculated by millage rates. A majority of our customers tell us that the taxes are much lower in the Poconos than where they were previously living. When you visit with one of our Sales Representatives, they will be able to provide you with more information.Most importantly, don’t forget, your real estate taxes are an income tax write-off. So, chances are, your income tax refund will pay for the real estate taxes.

What is the warranty for repairs?

Your new home will come with the excellent protection of a 1-year builder guarantee and a 10-year RWC warranty; your representative will be able to discuss your warranty in greater detail during your visit.

How large are your properties?

Home sites range from ¼ acre to several acres.

What are the prices of your homes?

Our house/land packages range from $189,900 to just under $1,000,000.

Do you offer any quick-delivery homes?

Yes. This inventory is always changing, so ask one of our Sales Representatives for details on our current availability.

Do you build traditional or contemporary style homes?

Both. With charming front porches, sun-soaked kitchens, vaulted ceilings, dramatic lofts and elegant owners’ suites, LTS has a style to meet your needs.

Do your homes come with basements?

Several of our home styles come with basements. Whether you can have a basement depends on the property that you select.

How long does it take to build a home with LTS?

Most builders take over a year to build, at LTS it takes around 6 – 9 months.

Do you build second homes or vacation homes?
